Purpose:

• Adding risks to your commercial real estate assets is crucial for proactively managing potential challenges, ensuring informed decision-making, and protecting long-term value and investment stability. 
• In return, this best practice will help to lower your overall risk scores 

Tips:

• Our platform will automatically prompt you to add new risk details when performing your ASSC, on any selections for 'Not Acceptable' to assist streamlining your processes
• Utilise all types of media to add rich content details, such as videos, images, documents to have a transparent view of your risks
• Add rich descriptions to your risk and capture data:
  • What triggered the identification?
  • The date it was identified
  • What is the risk?
  • E.g. "Referencing Risk Inspection for Q3 2024, Building 3 was found to have 5 leaks"

Here's what a submitted risk looks like: 

We recommend that this task is owned by the PAC. However this task can be performed by the below roles: 

• PAC - recommended*
• SAC
• MAC
• MAC D

PAC to Add Risks

These steps are completed by the PAC. What's my role again? I need a refresher

There are 2 options to adding a RISK. 

• Add a risk by completing ASSC (Asset Safe Spot Check) *Recommended
• Add a risk manually in VRC (Vision RECap)

Adding a Risk via ASSC

View 'Perform My ASSC to get a deeper understanding of ASSC'

1. Go to Asset Safe
2. Click 'Perform ASSC'
3. Fill in the form details accordingly
4. Submit the ASSC and the newly identified risks will automatically associate to that asset
5. Done! 

Add a Risk Independently

Important* Adding risks manually are usually only recommended if you are currently using an alternative risk software to ASSC. See below on how to action that.

1. Login to VRC
2. Go to 'Risks' in your left menu navigation
3. Select '(+) Add new risk'
4. Provide details in the form pop up for the below fields:
   1. Select Asset
   2. Add Risk
   3. Finalise
5. Click 'Submit' once all details have been correctly and accurately provided

The risk is now open and linked to the asset.
